My argument with the Condominium Association's handman prompted me to ask a strange question: I'll cut 500 dollars off the tenant's deposit. I had to hire another installer, and I paid 500 dollars for the same job. She briefly gave the answer, got into the rent committee's details, didn't get on the credit list, got on the phone, did the receptionist's job, and got on the phone! !  She was honest and knowledgeable about the rent law! !
I tried other lawyers but they didn't answer. Or someone who was digging gold.  A short answer of Jesus or No was necessary, and she quickly acquired the expertise and answered.  Fun surprise! ! Not my favorite, but nevertheless wise, legal advice.

I got a call from Karen Uchiyama this morning. She is my present landlord and a property management lawyer. Please look into this lawyer the same way I do before someone hire it. She is not familiar with the present field. Verify that you are cross-referencing Avvo.com, bar association, education history. It also checks whether there is a recommendation of a lawyer, customer evaluation, win or lose, or a reputation in the industry. Uchiyama called me on behalf of the property management company and my landlord and charged me without telling the truth. She talks behind her personal feelings, but there's nothing written behind her words. The rooms I rent are 100% illegal and I want to raise the rent to $1,600. How do you make money with illegal units in the last 11 years? He has been harassed many times by Uchiyama and left a malicious answering machine. Everything is taken over by my law team. Her answering machine was inconsistent. One of them said that the illegal unit should be returned. The other is raising the rent for illegal troops. Which way? Law is law. The unit is illegal! A few years ago, when I was living in a building in Venice, I received a completely insane letter from Karen. The building was bought by the new owner and the new manager Frank took over (he didn't live in the building...Because the reason is clear.) The entire building has changed to a completely preposterous construction zone. It was not safe to live there! One day I was out of the hall, and the block above the building was thrown directly over the head of the construction worker. For six days, from 7:00 a.m. (I've done illegal work on Sunday) to more than seven months, very large construction began (there was no information about when the work was done and when I had to leave). When I complained about the condition, the Frank manager abused me verbally. The other day, the rent increased. The new owner and Frank did their best to leave our lives and drive us out of the building instead of moving to the current borrower. At that time, I was sick and I was suffering from the stress of living in the construction zone, and I experienced a lot of suffering. The letter from Karen sent to me is a chalk full of lies and false charges. "I was upset because yoga and mediation were interrupted," she scolds me, but she couldn't sleep properly and was unable to go out of the door or down the stairs. Whoever had a half-brain visited the building would have seen the extreme situation which we endured. Obviously, this letter was a threat to me. because I have taken the means of meeting with other tenants in the building to protect our rights. People were afraid and nothing happened, so I think their blackmail skills went well. I've never met Karen, but her letter was ridiculous. I didn't respect the law firm I run in this way, and tried to attack those who were treated like me by management and real estate companies. I also do not respect Frank's human beings or lawyers who accept customers like new owners. In order to be healthy, I didn't have the power to fight at that time and had to leave the building for health and safety. The units that have been renewed are about three times...... It was all money, and he had no interest in personal life.

After talking to at least five lawyers through two lawyers, I hired Karen. Oddly enough, the other lawyers said they had to pay the borrower without paying the rent and public utilities for nine months. There was a free lawyer, so the tenant wanted to take a jury trial, but the good news is that we won! Reference: I'm driving BMW and Cammy in 2014, so I don't think they really have low income. Karen knows his story and is the best sci-fi lawyer. She knows her laws and knows how to apply them. She is a hard worker and a very busy lawyer. Her family cannot thank her enough for what she has done for us! She's very good!

Those who believe in rights are greatly afraid of competent landlord lawyers. This explains the negative views that should be hated as follows: Uchiyama is amazing.  She is familiar with rent control laws in the local Gulf region (such as science fiction). This is not a big law firm.

For many years, as a Bay Area lessor, I thought that when I bought my first property, I was sensitive to the needs of the tenant. I was wrong. The science fiction in 2011 is different from fifteen years ago.  Among the borrowers I inherited, I seemed to have seen the movie "Pacific Heights" many times, and I overheard the story of getting what I wanted, including the big money. They seemed to want to put pressure on me, and I made such a proposal to them. However, Uchiyama believes that the borrower should not allow the borrower to threaten them if the borrower: 1. Deal with tenants in a reasonable manner in accordance with laws and manage the property  ... However, she can get information from friends and from the city's website, but there is a lawyer who can be confident about the problem of the borrower, and if letters from not only the landlord but also from the lawyer come with her, I think there will be a big difference. That was good for me.  

She joked that she was a therapist, a part-time coach, and a part-time lawyer. She encourages landlords to actively become independent, but clearly defines the expectations and requirements of both parties and takes appropriate action if the problem grows serious.  Her fee was reasonable and she helped me a lot. Fortunately, I didn't make a move to the bottom of my head. I can't imagine going to someone here if I need help again.

Karen is wonderful! She helped me and my partner in a difficult situation and was kind to all the people involved. She encourages or stops harming tenants...She does things fairly and honestly. Having a malicious lawyer...She is experienced and very familiar with science fiction Rent Control.
