We talked with David German on the phone.
When I got a phone call that I had already paid, I had to pay in advance to work with the company on a home delivery contract.
David was more than 15 minutes late on the phone, and we were calm to wait. And he made an inappropriate joke on the phone, for example, when he asked his nanny or au pair to add a bedroom, he said, "I want genuine privacy, I want to take her around, unless there are hot people." though we had already paid for the services.

My lawyer, Ashley Klein, said that after three years in Omi, he could borrow his own troops again. I came to know that I had handed in my Omi after the deadline, and I had to contact her for five years to be able to borrow it. She also took maternity leave in the middle of my case and didn't tell who I should help. Now, you will need to follow up more than once to receive a response, and you will need to charge for G3MH errors. In addition, when my lawyer came back from the vacation, nobody seems to be able to tell me. Thank you for not helping me with bad advice. Not recommended.

The biggest problem with this company is the same as other reviews. Their lack of reactivity. The new landlords wanted to get questions from the tenant and advice on how to best deal with them.
It took 3-4 days for someone to respond and provide free time. The answer to the question is not 3-4 days, but 3-4 days to go to the calendar and ask questions. If you want to respond within 48 hours or within 24 hours, you can meet your expectations.
If you have a large project and a high priority of $$$, your experience may be different. >After 72 hours trying to understand the g3mh schedule, I called another company and immediately took action within 5 minutes. Other companies usually guarantee me that I will have time to talk to someone within 48 hours, not to mention that we moved.

I sell real estate on science fiction, but David Germans is usually the first lawyer to call me when I'm in a difficult situation Resolve issues and require quick answers. In my experience, he is well available on the phone and always has a sense of humor and a conservative approach. The last deal with him happened when a man who sells an apartment wanted to sell a parking space to someone else in the building. I hired Mr. Melbostad to help with the problem (my aunt refused to distribute) San Francisco probate case. In the short words which I intend to write about this experience, I cannot tell you the difficulties which he had with him. I felt like I was working under the other lawyer.
Of course, if I signed but got nothing, they were both working on a settlement agreement that would deprive me of my beneficial interest. I dismissed him. Later, both lawyers worked with me to delay or stop the progress of the sales promotion. They submitted a special notice asking Mr. Melbostad for 30 days notice. The other lawyer informed Mr. Melbostad that the sale was in progress and enabled him to give a special notice of stall/murder. Sales (this was possible The effect of nullifying the property trade contract when expired) The previous lawyer, in my opinion, tried to hurt my chance with the distribution.
If you remember this, the longer the lawyer can sell or kill a sale, the higher the salary. In particular, the process of probate in San Francisco is not what people think. In July 2013, they sold Victorian apartments in the Height Ashbury district of San Francisco. Some purchasers who might modify HOA's C&A wanted to add R as an alternative to HOA's C&A, which caused serious problems and could kill transactions. In a short conversation with David Gellman, he helped me understand the details and meaning of C&A, and explained how the changes Buyer wants are unnecessary.
Using David's information, we were able to negotiate to get rid of HOA C&A. The Rs fix is a contingency to the offer!

I spent 10 minutes on the phone with David German. Ten minutes of my month is the best. He called me when other lawyers wanted to make an appointment to see me and ask me for a request, made sure that my on line survey told me what was going on, and told me how to proceed. and showed me how the company would get added value when I was ready.

I'm going to write this for a long time, but I haven't dated it yet. Goldstein、Gellman、Melbostad、Harris & was used. In 2009, McParran converted to Condo and was wonderful. We have run the process using the cheapest or cheapest package they just gave us instructions. But surprisingly, when asked, David Germain and his Paraligal continued to react very well to our needs, even without additional cost constraints. I wrote this review because I wanted to buy a TIC, and five years later I sent an email to David to ask the technical details of the command conversion process and reply to it for free within 1.5 hours. When you become a condo convert, make sure to choose David.

Obviously, G3MH is a city's apartment converter, but it's amazing because my TIC conversion didn't help anything. smile and hold hands until the check is returned to cash. Now I'm lucky to get someone to call me back, and when I have a question, they send me a checklist of the same activities that I've asked. I'm enough to put wallpaper on my room.
My personal favorite moment of G3MH was when, without any particular reason, I spent about a month of wasted waiting time (they didn't know it was time to do something) sending me the wrong building documents. Very safe.

Condo conversion was done using GGMGH (completed May 2008). We were very satisfied with their work. The condo conversion process is difficult and complex and requires dozens of steps to be choreographed over months (or years). GGMGH provided excellent documentation on all the steps in the process at a flat rate of less than $4000. The two meetings with the lawyers at GGMGH helped us to make sure we answered the questions.
No, the experience was not perfect. I liked sending emails to GGMGH, but I can't send emails. However, I got a call right away. a timely document give excellent advice at every stage And I give them a high reputation for both the professionalism of the service we received and the clarity of their advice.
I will use GGMGH again (though I don't need to perform the SF conversion again). And I would like to recommend GGMGH to friends and neighbors who do condo conversion.
The neighbors used another company (not just). Their experience was much worse than other lawyers.
Conversion of a command is complex and frustrating. Please, hire GGMGH. Among thousands of dollars (yes: thousands) we spent modifying Walter Street Condo, but my three co-owners agree. Thousands of dollars spent on GGMGH were the smartest dollars we had spent.

Full disclosure: Earlier, I saw a SF Chron article (7/4/08) that a positive review of the company was removed from Yelp as a result of filtering associated with the first large number of reviews and had to write a review by myself. I should have written this months ago I'm not doing a lot of reviews, but I think other reviews will show that nothing is wrong.
Anyway, my wife and I have had a very positive experience in this company, especially David Germans bought a new house last fall. For privacy reasons, we do not want to go into details, but the link between purchases and purchases has been accompanied by a problematic legal issue, and we began to despair. Fearing that the contract would fail, we contacted Mr. Germain at the suggestion of a friend or a real estate agent. His decisive and timely interventions were immediately resolved and then immediately closed and possessed. The high professionalism was great, and in limited communication he met as a warm, interesting, friendly person (yes, a lawyer!).
Without repeated details, this fee was "very reasonable". Another lawyer we contacted was thousands of dollars ahead, and Mr. Germain managed to deal with the matter with our minimum cost. And I'm going to add that we didn't need to interact much with the other staff at the company, but they were also very responsive, effective and warm.

I was a little shocked to see such a bad reputation. The process of condo conversion is never fun or fun, but GGMGH helped me.
Brian was a great worker...He was the person I was most in contact with, and very helpful to my questions and processes in general. When we worked with CC&A lawyers, we worked with cool Boyd Maxperan. Working together is great, empathic with the law, and lacking the flexibility of the city. We finished this process in about 11/2 years.
I know these men are the only games in the city, but I think their keys are organized. I didn't want them to record their work in all the documents, so I wanted to do all the work that they could easily do. And it was rewarded.

They received a process-command transformation that seemed to be scary, and they all looked fine. A friend told me that it took seven years to rebuild the two unit buildings. We had less than half a year since we submitted our application to the City. They were very well informed of the laws of San Francisco's bureaucracy and the nuances of its inner workings. They were very friendly and could hear their opinions to answer questions beyond their duties. Don't hesitate.

Our apartment was so early that we could barely keep up. I was pleasantly surprised at how the city treats everything (who knows it), and the staff at G3MH was amazing and helped us to accomplish this quickly. A fixed fee is fair and worthy. Conclusion - Seeking help elsewhere on the conversion of SF Condo requires mental help. Not legal.
I am David, Boyd, Brian & I worked with. Go at two! The condo conversions that we have divided over the past five years are friendly, professional and most importantly, only 100% accurate advice. Everyone, at much less than what others expected of me.
Simply put, they are experts on this issue. SF City has made condo conversion a very tough process as many people know. Why is it even more difficult not to work at G3MH?

The TIC to Condo conversion process has just been completed. G3MH helps you to assist and support the entire process. The price was competitive and the service was excellent at professional level. They were always in the best condition and gave us fair and comprehensive legal advice. David, Boyd and Bryan are incredibly helpful. G3MH is strongly recommended for command conversion using TIC.

I recently completed a two-unit condo conversion in San Francisco and was very satisfied with my work at G3MH. The Condo conversion is tedious and expensive, and there are many moving parts between BSM, city hall, surveyor, title company, and owner, and you need to name it no matter how you look at it. However, G3MH provides a very clear plan of action, Gellman can participate directly in important meetings, and Brian is very knowledgeable, professional and helpful. The transformation of an apartment is a once-in-a-lifetime event for most people, and the worst thing is to acquire knowledge about a theme that you will never tackle again. Because I learned another language, I thought they had done a really good job to translate the process, provide a clear action plan and guide us along the way. The best professionalism, and I think that rate is very reasonable.

The process of converting two-unit TICs into apartments began in early 2008 and was completed by the end of 2008. About 6 months! The GGMGH was selected on the recommendation of a real estate agent who worked with other TIC buyers in San Francisco, and I'm very happy. The process becomes irritated and complicated. David Germain and his team (especially Neil Corkley) helped us get over the obstacles as they appeared. The expertise and understanding of the San Francisco government, its rules and its complex people seemed endless. If there were any questions, they could make it clear quickly. Our apartment was quickly tracked with their help.
There are many aspects to the conversion process, and the Germanic team leaves this to science. They lived on Earth, were easy to work, and were always accessible. Especially with regard to the quality of services, prompt response, and thorough information and guidance, they were worth a penny.
I will work with them in the future. It is highly recommended that you use David Gellman.

Another full disclosure I also read the chronicle articles and are now posting. Our experience in this company is very positive. Recently, Jeff Gibson and Neil, who bought an apartment without a real estate agency, were both professional and helpful. The first purchase attempt was over and we continued to answer our questions and concerns about our second (successful!) purchase offer and connection. We made our own decision on the issues related to purchasing (prices, closing accounts, etc.) and received advice on the process and expectations. We bought and sold several houses, so we were not a real estate agent, but we had never been involved in buying apartments or real estate in California. They pointed out concerns about disclosure documents and generally gave us sufficient advice.
We also make a will and a property plan through the company, receive good advice about the property from Paul Melbostad, and I think that no one will like the lawyer about future issues.
I had a good experience with this company.

I had a wonderful experience at G3mh. Void was very clear and took the steps himself. (Take note!) Every time I met them, it was 1-2 hours, and despite the overwhelming, this checklist was actually instructed about every step of the process. It was a record story that was completed in five months. Indeed, in G3MH, I had the experience of doing a command conversion similar to the previous Yelper. There is something strange about why they are doing business with such poor services. File lost. When it was finally called back, it was not for me but for another property. We had no idea where we were in the process.
