In 1985, Andy Saakin was dissatisfied because he couldn't afford to buy a house in San Francisco for his family. After several false starts, he bought five pounds with a group of friends and acquaintances. Other friends and colleagues asked Andy to help him do the same thing, and within a year his law worked only on the formation of the TIC. Before 1985, a small number of Ownership TICs existed, but they were formed as partnerships and used partnership-type organizational structures. Andi was the first person to use a structure like an apartment to share the TIC. From 1986 to 1988, the TIC campaign started almost immediately after receiving a huge TV and print promotion. By 2007, more than one-third of San Francisco-style housing sales were made up of Saakin-style TICs. Andy also persuaded the first lender to provide a separate TIC loan and created a document that would enable it. Andi recently announced the "new generation" TIC agreement.

A classroom instructor at the California Real Estate Department that frequently provides workshops for buyers, sellers, developers, and real estate agencies on separate ownership. He was a vocal supporter of creating affordable housing opportunities and appeared on San Francisco Bay Area TV and radio, and gave a speech at the California Federal Club. Co-author of The Condominium Bluebook, Piedmont Press and The Equity Sharing Manual were first published by John Wiley and Sons in November 1994.

Andy is great.

My TIC has recently been approved for conversion processing. Unfortunately, it was a nightmare to choose cheaper options in Noe Valley.

Andy doesn't hold, but if you're looking for a real expert to help you transform TIC, Andy is you.

As an attorney in charge of important real estate business, I have signed a Andy Sirkin TIC contract for years. They are industry standards.  The lawyer respects and demands them, the lender favors them, and the actual owner benefits greatly by placing them on the spot.  The Sirkin Office is also fast and professional.  If you want to understand TIC contracts, advice on creating or purchasing TICs, or simply the concept and its pros and cons, please call them first as your favorite.

My co-owner and I have been working with Andy Sarkin for over 10 years.  At the time, we've found a great example of Andy and its staff (such as Rosemarie MacGuinness) when they're delivering a great product for us.  

Andy's work products and advice are at the forefront. Laws and regulations and requirements (whether governing agencies, lenders, trade unions, or markets) have been enacted, changed, expected, always updated and refined.  

There is a reason for many real estate agents and agents to suggest that a "Sarking Contract" is in place when they sell the ownership of a small portion of a property or property in co-ownership.  "Saakin" simply means expert, reliable, well thought, comprehensive and effective.  

Even the same real estate lawyer (including myself) has a reason to be a client of Sarkin & amp. Associations:  The company is in a very special field of law that really makes it the best of what it does.

I have used Andy Sarkin's office to create a TIC contract for real estate in San Jose, California. I was very satisfied with the simple process, the quick reclaiming of the contract, the cost, and the thoroughness of the agreement. Use it again for the TIC contract, or  Create an HOA rule.

I can't say I have much experience in the condo transformation industry, but they are the most knowledgeable and experienced legal experts I've ever worked on.  Initially, the TIC agreement was established and the recent rapid conversion program was implemented for seven years.  They led some very difficult processes in the negotiations with the city and the group.  Very good friends.

I desperately contacted Andy Sarkin by email because I need answers to the TIC questions during the week of vacation. I received this "out of town" message and honestly didn't expect any response from him. I sent an email to another TIC law firm, so of course I didn't get a reply.

This morning, Andy's email first entered my mailbox and answered the question! I also apologized for not having come back early because of the shutdown of my holiday.

When I buy a TIC in San Francisco, I usually go to Sarkin. They had a pretty long monopoly on this matter.

When we first entered into the TIC agreement, there was little response from the office. It took a long time to listen to the story, and I felt that our questions weren't very thoughtful.

5 Later, we just finished our last camp to complete the condo exchange. I'm going to use the saakin again.

This time, our friends have responded much faster and we have patiently answered our questions. Rosemary McGuinness was especially useful.

Meet our needs for HOA's CC&A;R configuration. To make changes, you must take into account the fixed price. but very reasonable, very reasonable! Sirkin, especially the people of Cam, are very useful in the ridiculous process of TIC-to-condo conversion in science fiction.  The city has a complex and labor-intensive process, which would have been a nightmare if they had not led us.  They helped us with the documents, guided us through the process, checked in, and always got answers to the questions.  Even when I sent a question by email, I got a phone call in time and I could explain the answer more completely.  Great service.  What if it's so simple that it doesn't need a city!

Create a TIC agreement on two unit buildings. We Sirkin; He was called. The relationship between two separate expert sources and a third personal source from a friend. Associate Rosemarie McGuiness was our first contact  Since he was very personal and our situation was complicated, and thoroughly aware of the background of our specific needs, she accepted Andy Sarkin's personal support and wrote the final document. In the process, we received a great service. Andy went beyond the obligation to make minor corrections at no charge and sent a duplicate email when I managed to lose the previous one. In this confused process, we felt like taking a good hand.

Sarkin and associates don't go beyond professional! His company has a TIC. Many questions and concerns have arisen over the years. His website is very helpful. If you need more information, you'll get a call from his office right away. There are always people who answer my legal questions. Sarkin often calls me myself! Even if he's outside! He was patient and spent a lot of time answering my worries, no matter how long it took. I cherished his expertise and he didn't give me the wrong legal support. In fact, after many conversations, I learned that he and I grew up in the same town in Massachusetts. What a small world! Mr. Saakin and his friends are free to recommend.

While browsing the property list, I often wonder why some people in the TIC call "Sirkin agreement in place".  This man wrote a book on the TIC Agreement and is highly evaluated to ensure that they work  when the party enters the territory  I don't want anyone else to stand by me on the TIC legal issue.

&Arkin; Associative SF TIC-to-condo conversion process is very useful. It's not a airy process, they really know what they are. In particular, the Cam Perridge is easy to use, responsive, and provides a very client-facing service.

Very useful! !  Sirkin writes a TIC contract, and if you have any questions, you can visit the website, email, or call. I always get a quick and helpful answer.

I've seen a lot, given that I've been the worst professional service I've ever experienced and that I'm working as a financial consultant in a professional service. The lawyers in the office almost prohibited us from closing the new house by bringing out the documents we legally owned. As for Yelp, it was the only star review I've ever written, and the only star review I've written in about a year, but it was incredibly tough. Our lawyer is planning to take the company to the California state bar for professional violations.  My family has three lawyers, proving that their actions and claims for "owning" our documents are absurd against priority and litigation law. This is the "low budget" TIC option that the seller chose to draft the TIC agreement. If you're making the biggest investment in your life, don't use SIRKIN with less budget.

I was very shocked when I read that Sirkin Paul Associates was not good at rating. Andy Sirkin and Lyssa Paul have been very helpful to our TICs and provided us with an education on the inside and outside of TIC ownership. They play a major role in explaining the rights and obligations of each partner, while always doing their best to maintain a good and equal relationship between the partners. It's also very valuable to provide a lot of free information to websites, read it over time, and communicate it yourself. I think that many of the complaints of TIC partners are due to common reasons that do not understand TIC business relationships. If you don't read the agreement first, it can be confusing. The call to Saakin Paul was always answered promptly and my question was always answered. TICs are in a delicate business relationship and we have received advice from these people to keep them connected. Their names are ubiquitous in San Francisco because they are the authors of many TIC information and many legal agreements, and they work well and they are referred to.
