I can use this company many times (especially Gail Bisel Vizzero) and really recommend their services.  He is the most knowledgeable lawyer in the town about condo conversion, and he cannot gain any more respect for tackling the problems of landlords and tenant farmers.

If you value your experience and confidence in passing many pitfalls to San Francisco's property, you will find them.  The rates are very low, and some services offer a flat rate.  

I was surprised to see the negative view here, but I understand that this is the first time I have used this kind of service, and that some people are not familiar with the operation of law firms.   If you keep looking for a big law firm in the town, you won't be disappointed with Zack or Utrecht.

Zax is highly recommended if you are a landlord and need legal advice. I was put in an unfortunate situation of dealing with difficult tenants and worked with Ron Sibo to advance the process.  He has the experience and knowledge necessary to provide advice and guide the way to make the odd SF rental market more complex.

I was a real estate manager in the city, and I used Zax and Utrecht to suit my personal needs and recommended them to my customers.  They are the best in my opinion.  They are very sensitive and know what they have.  I'm also good at translating legal ease of use into a language that ordinary Joe can understand, always willing to answer questions that I and my customers may have about real estate law.

Although we try not to write bad reviews, the law firm had a generally bad experience of converting Condo.  There is a two-unit condo, and the condo finally changed three years later.  There is no official evidence that Condo was converted, but the lawyer says:  They only told us that it was renovated after they asked us.  Their lawyers couldn't communicate well and it seems they didn't do many apartment conversion.  In the meantime, the charge was charged for three years, but part of the reason for the high charge was that the volume of communication was poor and inefficient, so it was necessary to continue asking questions.  We were really disappointed with their service and billing practices.  I sent them an email asking for a grant. This is a proof of condo conversion, they could not make it and sent us an email.

We had a positive experience in this law firm.  The company is so cheap that we liked it very much.  Although the hourly charge is said to apply for additional services, all the contracts were offered at the original price and no unexpected invoices were provided.  We felt that they had a good understanding of our project, sent clear instructions throughout the process, and informed us of the deadline.  April Alderso, our Condo Translator, was very responsive to all our emails and seemed very detailed about the process.  We recommend this company.
